Services
A typical inspection takes approximately 3 hours depending on the size, age, and condition of the property. It is a visual inspection of the readily accessible areas of the house. It is done to the Standards of Practice of the Canadian Association of Home and Property Inspectors and covers all the main areas of the house.
Exterior, Roofing, Structure, Heating/Cooling, Electrical, Plumbing, Interior, Insulation
We encourage clients to be at the inspection so that we can better address any of their questions and concerns. During our walk through together we can point out and explain our findings.
Pre-Purchase Inspection
This includes a thorough inspection of the major systems of the home to provide peace of mind and help you make the right decision. It will familiarize you with the systems of the home and how they work. It will explain the maintenance and repairs that may be required, and it will tell you of any short term major expenses needed.
Pre-List Inspection
Most homes today have a Pre-Purchase Home Inspection. By having a Pre-List Inspection you can eliminate any surprises and last minute re-negotiations. You can correct any deficiencies found, if you choose. It will remove some of the stress of selling your home, can help it sell faster, and may help it to sell for more money.
Tarion (Ont. New Home warranty) 30 Day and 1 Year Inspections
Unfortunately even new houses are not perfect. The 30 day and the 1 year inspection are your opportunity to have the builder correct or repair problems with your home. It is a thorough and comprehensive inspection inside and outside, to find any deficiencies that were not apparent at the PDI or have shown up after. Remember these inspection reports must be submitted before the due date, so book your inspection 1 to 2 weeks in advance of that date.
